About our Electrical COC certificates service

  • Jobs start from R450
  • Written fail list and repair quote
  • Re-inspection after repairs
  • Sales, insurance and new work

An electrical Certificate of Compliance (COC) is a document that says the wiring in your property is safe and meets the national wiring code, SANS 10142. In South Africa you need one when you sell a house, and often for insurance, a rental or after electrical work. COCs are issued by a registered electrical contractor.

We inspect homes, flats and small commercial properties across Cape Town, the Winelands, Helderberg, the Overberg and the West Coast. If the installation passes, you get the certificate. If it fails, you get a written list of what is wrong and a quote to fix it through our electrical services, so one visit does not turn into a month of chasing.

When you need an electrical COC

Sold certificate

Selling a house. The seller must give the buyer a valid electrical COC before transfer. Conveyancers will not proceed without one.

New work or alterations. After rewiring, a DB board upgrade, new circuits, an inverter and battery system or an extension, the work must be certified. The person who did the work provides the certificate for it.

Insurance and rentals. Some insurers ask for a COC after an electrical claim or when you take out cover, and landlords must have a valid COC to let a property. Banks sometimes ask for a recent one too.

What the inspection checks

The inspector goes through the whole installation, from the meter to the last plug. A typical inspection checks:

COC
  • The DB board: condition, labelling, correct breakers and no exposed live parts.
  • Earth leakage protection, and that it trips when tested.
  • Earthing and bonding, including to metal pipes and the geyser.
  • Plug points: wired correctly, earthed and not damaged.
  • Lights and switches: working, safe fittings, correct wiring in bathrooms and outdoors.
  • Cable condition and joints, including loose connections and unprotected wiring.
  • Geyser, stove and aircon circuits: correct breaker size and isolators.
  • Outdoor and garden wiring, pool pumps and outbuildings.
  • Any illegal or unsafe additions, such as extension leads wired into the board.

Most average homes take one to two hours to inspect. Bigger properties take longer.

If the inspection fails

tripped reset

A fail is common on older houses. Typical failures are no earth leakage unit, an old rewireable fuse board, missing earth wires, exposed joints, damaged plugs and DIY additions. None of this is unusual, and most are fixable in a day or two.

We give you a written list of every defect, the work needed and a price for each item. You can have us do the repairs or use someone else. After the repairs we do a re-inspection and issue the certificate once it passes. If the sale has a date, tell us when you call so we can plan the work around it.

How long it takes

Book by phone or WhatsApp and we will tell you the first available inspection day. The inspection itself takes a few hours at most, and if the installation passes you get the certificate afterwards. If repairs are needed, the timeline depends on the repairs, parts and access.

For a house sale, do not leave it until the week of transfer. Book once you have an accepted offer, or earlier if you suspect problems. That leaves time to fix any defects without delaying the sale.

What it costs

No surprises: you get the price before we book, and before any work starts.

Jobs start from R450

The price depends on the size of the property, the number of buildings and any repairs needed after a fail. Call or WhatsApp 081 232 2249 for a price, and a photo of your DB board helps.

Send a photo of the dish, the fault or the wall on WhatsApp and we’ll come back with a price, usually within working hours.

Electrical COC certificates questions

Straight answers to what people ask us most. Anything else, WhatsApp a photo and ask.

How long is an electrical COC valid?

The law does not set a fixed expiry, and a COC stays valid for the installation as inspected until the wiring is altered. In practice, conveyancers, banks and insurers commonly want one issued within the last two years, and some want it newer. Ask your conveyancer what they accept before you decide whether to re-inspect an older one.

Who pays for the COC when selling a house?

The seller, normally. The seller is expected to hand over a valid COC at transfer, and the cost of inspection and any repairs it needs usually falls on them, unless the sale agreement says otherwise. Check your offer to purchase and speak to your agent or conveyancer. We give you a written quote either way.

What happens if my house fails?

You get a written list of the defects and a price to fix them. After the repairs we re-inspect and issue the COC if it passes. Common fails on older homes are a missing earth leakage unit, an old fuse board and exposed wiring. You can use us for repairs or another electrician.

Is an electric fence COC the same thing?

No. An electric fence has its own separate certificate, issued by a fence installer under a different standard. A normal electrical COC covers the wiring in the house, not the fence energiser. If you are selling a property with an electric fence, you may need both, and the same goes for gas and plumbing certificates in some sales.

How much does a COC cost?

A COC inspection starts from R450. The final price depends on the size of the property, the number of buildings and circuits, and whether you need a re-inspection after repairs. Repairs to fix a failed inspection are quoted separately, so you can compare them. Call or WhatsApp 081 232 2249 for an exact price.

Do I need a new COC after electrical work?

Yes, if the work is an alteration or addition, such as a new circuit, a DB board upgrade or an inverter install. The person who did the work provides a certificate for it. When you later sell, the buyer will want a COC covering the whole installation, so do not assume the one for the new work is enough.
